How We Gather Information to Guide You on Tenant Selection To ensure you have the best possible guidance in selecting tenants, we conduct a thorough and detailed verification process. This includes verifying income, employment, and rental history, as well as performing background checks across various platforms. Our goal is to provide you with a comprehensive understanding of each tenant, helping you make informed decisions with confidence


Tenant Selection Criteria and Verification Process

1.Income Verification: Rent-to-Income Ratio:

We aim for a rent-to-income ratio of approximately 45% or less, ensuring tenants can comfortably manage rent payments along with other expenses. Documentation: We require a minimum of three recent payslips to confirm consistent income, with careful attention to any discrepancies amongst other proof of income forms... Bank Statements: Current bank statements are reviewed to verify financial stability and sufficient funds.

2.Self-Employed Income Verification:

GST Registration: Where applicable, we confirm the tenant’s GST registration as proof of business legitimacy. Accountant's Letter: A letter from the tenant’s accountant is required, confirming the financial stability of their income and business. Bank Statements: We also review current bank statements to ensure stability in both business and personal finances.

3.Rental History or Property Ownership/Rental History:

For tenants with a rental history, we contact previous landlords to verify their reliability in paying rent on time and maintaining the property. Property Ownership: If the tenant owns a property, we confirm ownership using a rates notice or RP Data to ensure the information provided is accurate. Property for Sale or Lease: If the tenant's property is currently for sale or lease, we provide a link to the listing so you can view their home.

4.Identification:

We seek 100 Point of ID in the form of Photo ID such as licence, Proof of Age Card, Passport. Medicare Card, Bank Card, Proof OF VISA Status

5.TICA Check:

What is a TICA Check? We run a TICA check, which is a database search that identifies tenants who have been reported for breaches of rental agreements, such as unpaid rent or property damage. This helps us ensure that the tenant has a positive rental history and reduces the risk of potential issues.

6.Employment Verification:

Legitimate Business Confirmation: We seek confirmation of employment only from legitimate business emails (e.g., joshhicks@eplace.com.au, not joshhicks@yazoo.com.au). Company Website and LinkedIn Verification: We search company websites to pull team contact details and cross-check with LinkedIn profiles to confirm the legitimacy of the tenant’s employment and position.

7.Background Checking:

Social Media Insights: Where possible, we search Facebook, LinkedIn, Instagram, and TikTok to gain additional insights into the tenant’s character and lifestyle. Personal Interaction: Our dedicated team of mature leasing agents meets tenants in person to assess their overall vibe, such as whether they might be difficult or easy to deal with
